C North is planned around one decision: leave most of the land open. Only 14 per cent of the 114 feddans is built on, so what you read on arrival is landscape before architecture. Homes step down the site in terraces, falling from plus 41 metres at the road to plus 5 metres at the shore, and that change in level is the reason roughly eight in ten units keep a view of the water.
The developer is IL Cazar Developments, whose work on the North Coast includes Safia at Ras El Hekma. The master plan was drawn by Mimar, an architecture and engineering practice founded in 1997 that works across Egypt, the UAE, Qatar, Saudi Arabia and Iraq. Units are arranged across the master plan by how close they sit to the water. Lagoon Homes occupy the inland band, wrapped around 18 acres of crystal lagoons. Q Villas, Town Houses and Standalone Villas then step down towards the sea, and the last band before the sand carries the cabanas, the beach clubhouse and the boutique hotel.
